Valuations & Marketing Appraisals
On receipt of a client's instructions, valuations are undertaken promptly and without obligation by an experienced member of the team who specialises in the sale of town, village and rural properties. You will receive a considered valuation based on our local knowledge and supported by market research reflecting property trends in the area. We are also able to provide guidance as to any improvements that may be worthwhile in order to enhance the saleability of the property.
Formal valuations, including Probate, can also be undertaken.
Our property brochures have been widely applauded. Effective presentation is essential with well written, informative and accurate details supported by excellent photography and floor plans and, where possible, location maps. Whether received by post, email or downloaded from the internet, first impressions are vital to encourage that early viewing.
We have an extensive computerised database of applicants which is regularly updated and includes many able, willing and cash buyers. We can contact our applicants by telephone, email and post in order to maintain close contact so that we are able to provide details of properties as and when they come to the market.
The significance of the internet is immense. As a marketing tool it is essential in the promotion of properties.
All our properties are advertised on the leading property portal Rightmove generating property enquiries locally, national & internationally and accessible by PC, tablet & mobile phone. Properties are also promoted on our own website www.adriandowding.co.uk. In addition we have the resources to analyse responses for each property to produce a reporting facility as and when required.
Our properties are advertised regularly in local newspapers including the New Forest and Salisbury Journals, together with monthly county and local magazines. In addition we may recommend national advertising in the quality press including the Telegraph, Sunday Times and Country Life.
Advertising is often supported by good quality editorial in the local and national press and we endeavour to use this facility whenever possible by maintaining regular contact with editors and agencies.
Whether the property is vacant or occupied, we prefer to undertake accompanied viewings, this being a very important stage of the selling process. Regular feedback from viewings and constructive comments provide an opportunity to develop both a good working relationship and to offer further advice and recommendations. This continues once a buyer has been found with regular monitoring of the sale through to its successful conclusion.
